Did more damage than we thought.
Looking and reading about the ceiling I was so bummed out for you, but then I saw his sweet face. How can a person not smile?
Yikes about the water damage, that is never a fun task to fix!

And bad news on the water damage. Will you replace it with plaster? We're working on our old Florida house and it's sort of neat to see the old inner structure of plaster and lath.
